Kurz gesagt

Gouna Homes ist eine Wohnungsbörse für El Gouna. Broker und Eigentümer stellen Wohnungen zur Langzeit- und Kurzzeitmiete ein, Suchende nehmen direkt Kontakt auf. Für alle kostenlos.

Wir sind das Schaufenster, nicht der Makler. Über Gouna Homes läuft kein Geld, wir vermitteln nicht selbst und wir werden nicht Partei deines Mietvertrags. Was du mit dem Mieter oder dem Vermieter vereinbarst, bleibt zwischen euch. Unterstützt wird die Seite von Grassau Real Estate.

Die Oberfläche gibt es auf Deutsch und Englisch. Inserate stehen in der Sprache des Anbieters.

Wer einstellen darf

  • Broker und Eigentümer, die eine Wohnung in El Gouna anbieten.
  • Du brauchst ein Konto: Telefonnummer, Name, Passwort. Die Telefonnummer ist deine Anmeldung.
  • Eine Telefonnummer, ein Konto. Zweitkonten sind nicht erlaubt.
  • Broker bekommen eine öffentliche Profilseite mit Name, Sprachen, Selbstbeschreibung, WhatsApp-Nummer und allen eigenen Inseraten. Alles, was du dort einträgst, ist öffentlich sichtbar, auch die WhatsApp-Nummer. Trag sie nur ein, wenn dir das recht ist.
  • Eigentümer haben keine Profilseite. Ihre Inserate stehen für sich.

Was in ein gutes Inserat gehört

Je vollständiger das Inserat, desto weniger Rückfragen bekommst du. Ausfüllen kannst du:

  • Überschrift, Viertel, Art der Wohnung.
  • Zimmer, Bäder, Fläche, Betten.
  • Preis, Währung, Zeitraum und ob der Preis verhandelbar ist.
  • Ausstattungsmerkmale und ein Freitext für alles, was in kein Feld passt.
  • Bis zu 10 Fotos.

Fotos werden beim Hochladen verkleinert und in zwei Formate umgewandelt. Dabei entfernen wir alle Metadaten der Datei, auch GPS-Angaben. Der Standort steckt also nicht versteckt im Bild.

Nur echte, nur verfügbare Wohnungen

  • Die Wohnung existiert, du darfst sie anbieten, und sie ist zum genannten Preis zu haben.
  • Keine Lockangebote und keine Inserate, die nur Kontakte sammeln sollen.
  • Ist die Wohnung vermietet, nimm das Inserat raus oder lass es ablaufen.
  • Ein Inserat pro Wohnung. Stell dieselbe Wohnung nicht mehrfach ein.
  • Nur Fotos der Wohnung, die du anbietest. Keine fremden Bilder.

Warum dein Inserat nach 14 Tagen verschwindet

Jedes Inserat läuft 14 Tage nach der letzten Bestätigung ab und verschwindet dann aus der öffentlichen Liste.

Das ist kein Fehler und keine Strafe. Es ist der Grund, warum Suchende hier keine Wohnungen anrufen, die seit einem halben Jahr weg sind. Wer aktiv ist, wird ernst genommen.

Bestätigen kostet einen Klick: anmelden, Inserat bestätigen. Danach läuft die Frist von neuem. Ist die Wohnung weg, bestätige einfach nicht mehr, dann räumt sich das Inserat selbst auf.

Was eine Meldung bewirkt und was nicht

Jeder kann ein Inserat melden.

Was eine Meldung tut: Sie setzt dir eine Frist von 48 Stunden, das Inserat zu bestätigen. Bestätigst du, bleibt alles wie es ist. Bestätigst du nicht, verschwindet es.

Was eine Meldung nicht tut: Sie versteckt nichts, sie löscht nichts, sie sperrt niemanden. Ein Wettbewerber kann dir dein Inserat also nicht wegmelden. Solange die Wohnung echt und verfügbar ist, kostet dich eine Meldung genau einen Klick.

Zu jeder Meldung speichern wir den Grund und eine Kennung des Melders: bei angemeldeten Nutzern die Konto-Id, bei Gästen einen SHA-256-Hash aus IP-Adresse und Inserat-Nummer. Die IP-Adresse selbst speichern wir nicht.

Grenzwerte

  • Eine Telefonnummer, ein Konto.
  • In den ersten 24 Stunden nach der Anmeldung höchstens 10 Inserate.
  • Danach höchstens 30 Inserate pro Stunde.
  • Höchstens 300 Inserate gleichzeitig sichtbar.

Ein normaler Broker in El Gouna merkt von diesen Grenzen nie etwas. Sie sind gegen Massen-Einträge.

Anfragen und Suchaufträge

Unter jedem Inserat steht ein Anfrageformular. Pflicht sind Name und ein Kontaktweg, freiwillig ab wann und eine Nachricht.

Anfragen sind nur für dich sichtbar, also für den Anbieter dieses Inserats. Sie gehen nicht an Grassau Real Estate und werden nicht für Werbung benutzt.

Antworte auf Anfragen, auch wenn die Wohnung schon weg ist. Ein kurzes Nein ist besser als Funkstille.

Wer nichts Passendes findet, kann einen Suchauftrag hinterlassen: Wünsche plus E-Mail-Adresse. Erscheint ein passendes Inserat, kommt eine E-Mail. In jeder dieser E-Mails steht ein Link zum Abbestellen, der den Suchauftrag sofort löscht.

Geld läuft nicht über diese Seite

Über Gouna Homes wird nichts bezahlt. Keine Miete, keine Kaution, keine Provision.

Wenn du eine Wohnung suchst: Zahl nichts, bevor du die Wohnung gesehen hast. Keine Anzahlung, keine Reservierungsgebühr, keine Kaution per Überweisung an jemanden, den du nur aus dem Chat kennst. Wer vorab Geld verlangt, gibt dir einen guten Grund, das Inserat zu melden.

Wenn du anbietest: Verlang kein Geld dafür, dass jemand die Wohnung anschaut.

Das Siegel "von Grassau geprüft"

Freiwillig. Als Broker kannst du es anfragen, dann prüft Grassau Real Estate die Person hinter dem Konto.

Was das Siegel sagt: Hier steht ein Mensch, den wir geprüft haben. Was es nicht sagt: Es ist keine behördliche Erlaubnis und sagt über eine solche nichts aus. Ohne Siegel darfst du genauso einstellen.

Was zur Sperrung führt

Wir sperren ein Konto, wenn jemand die Börse für alle anderen kaputt macht. Zum Beispiel:

  • Wohnungen, die es nicht gibt oder die du nicht anbieten darfst.
  • Wohnungen immer weiter bestätigen, obwohl sie längst vermietet sind.
  • Preise, die nicht stimmen, oder Angebote, die nur ins Telefonat locken.
  • Fremde Fotos.
  • Mehrere Konten für eine Person oder Tricks, um die Grenzwerte zu umgehen.
  • Geld verlangen, bevor jemand die Wohnung gesehen hat.
  • Meldungen im Dauerfeuer gegen Wettbewerber.
  • Beleidigungen, Drohungen oder Inserate, die Menschen wegen Herkunft, Religion, Geschlecht oder Ähnlichem ausschließen.

The short version

Gouna Homes is a flat board for El Gouna. Brokers and owners post flats for long or short term, people looking get in touch directly. Free for everyone.

We are the shop window, not the agent. No money moves through Gouna Homes. We do not let flats ourselves and we never become a party to your tenancy. Whatever you agree with a tenant or a landlord stays between you. The site is supported by Grassau Real Estate.

The interface is German and English. Listings stay in whatever language the person wrote them.

Who may post

  • Brokers and owners offering a flat in El Gouna.
  • You need an account: phone number, name, password. The phone number is your login.
  • One phone number, one account. No second accounts.
  • Brokers get a public profile page with their name, languages, a short description, a WhatsApp number if they enter one, and all their listings. Everything you put there is publicly visible, the WhatsApp number included. Only enter it if that suits you.
  • Owners have no profile page. Their listings stand on their own.

What makes a good listing

The more complete the listing, the fewer questions you get. You can fill in headline, area, type of flat, rooms, baths, size, beds, price, currency, period, whether the price is negotiable, features, free text, and up to 10 photos.

Photos are resized and converted on upload. All file metadata is stripped in the process, GPS included — the location is not hidden inside the image.

Real flats only, available flats only

  • The flat exists, you are allowed to offer it, and it is available at the price you state.
  • No bait listings and nothing posted just to collect contacts.
  • Once it is let, take the listing down or let it expire.
  • One listing per flat. Do not post the same flat twice.
  • Only photos of the flat you are offering. No one else's pictures.

Why your listing disappears after 14 days

Every listing expires 14 days after it was last confirmed and then drops out of the public list.

That is not a bug and not a punishment. It is the reason nobody here calls about flats that went six months ago. Being active is what gets you taken seriously.

Confirming costs one tap: sign in, confirm. The 14 days start again. If the flat is gone, simply stop confirming and the listing clears itself up.

What a report does — and what it does not

Anyone can report a listing.

What a report does: it gives you 48 hours to confirm the listing. Confirm and nothing changes. Do not confirm and it disappears.

What a report does not do: it hides nothing, deletes nothing and blocks nobody. A competitor cannot report your listing away. As long as the flat is real and available, a report costs you exactly one tap.

For each report we store the reason and an identifier of the reporter: the account id for signed-in users, or a SHA-256 hash of IP address and listing number for guests. We do not store the IP address itself.

Limits

  • One phone number, one account.
  • At most 10 listings in the first 24 hours after signing up.
  • After that, at most 30 listings per hour.
  • At most 300 listings visible at the same time.

A normal broker in El Gouna never notices these. They exist to stop bulk posting.

Enquiries and search alerts

Every listing has an enquiry form. Name and one way to reach the person are required; when they need it and a message are optional.

Enquiries are yours alone, meaning the provider of that listing. They do not go to Grassau Real Estate and they are never used for advertising.

Answer enquiries even when the flat is gone. A short no beats silence.

Anyone who finds nothing suitable can leave a search alert: what they want plus an email address. When a matching listing appears, an email goes out. Every one of those emails carries a link that deletes the alert on the spot.

Money does not move through this site

Nothing is paid through Gouna Homes. No rent, no deposit, no commission.

If you are looking for a flat: pay nothing before you have seen it. No advance, no reservation fee, no deposit transferred to someone you only know from a chat. Anyone asking for money up front is giving you a good reason to report the listing.

If you are offering: do not charge anyone for viewing the flat.

The "verified by Grassau" badge

Voluntary. As a broker you can ask for it, and Grassau Real Estate then checks the person behind the account.

What the badge says: there is a real person here and we checked them. What it does not say: it is not an official licence and says nothing about one. Without the badge you may post just the same.

What gets an account blocked

We block an account when someone breaks the board for everyone else. For example:

  • Flats that do not exist or that you are not allowed to offer.
  • Keeping flats confirmed long after they were let.
  • Prices that are not real, or offers designed only to get a phone call.
  • Other people's photos.
  • Several accounts for one person, or tricks to get around the limits.
  • Asking for money before anyone has seen the flat.
  • Reporting competitors over and over.
  • Insults, threats, or listings that exclude people by origin, religion, gender or anything similar.
